West Gateway Place is a mixed-use, transit-oriented, sustainable housing development co-developed by West Sacramento Housing Development Corporation and Jamboree. West Gateway Place is a family-oriented, affordable housing development and is the first phase of a multigenerational community for seniors and families. Collectively, both phases will include a total of 175 apartment homes.
Phase I consists of two buildings that encompass 77 apartments, retail space, and common areas – including a spacious community center – as well as resident parking spaces. The first building on the site is a four-story structure with retail and community space at the ground floor and at-grade parking. The second building is four stories with at-grade parking.
Jamboree’s Community Impact Group complements Jamboree’s belief in creating strong healthy communities that provide opportunities and resources for residents as well as those living in the surrounding neighborhood to enrich the quality of family life. Onsite activities such as homework assistance and tutoring for young people, plus health and wellness programs for families are provided. An onsite program coordinator is available to assist residents in accessing local community services.
West Gateway Place is located in West Sacramento’s Bridge District. The community is a green-certified, walkable, waterfront neighborhood with more jobs than residents located on 188 acres of highly coveted open land in the urban core. The Barn is the Bridge District’s centerpiece – and art piece –that features a restaurant, beer garden and serves as a venue for events and concerts.
The Bridge District has excellent bike lanes and is located near rail lines, bus lines, and car and bike shares. The funding is part of $6.7 million awarded to the City of West Sacramento and its West Sacramento Housing Development Corporation, Jamboree’s joint venture partner on the property in Yolo County.
West Gateway Place is the first affordable housing development in California to be financed by cap-and-trade funds from the Greenhouse Gas Reduction Fund – $121.9 million in highly competitive first round cap-and-trade financing awarded through the Affordable Housing and Sustainable Communities Program to only 28 housing and transit-friendly infrastructure projects throughout the state.
What makes this funding significant is that it’s part of the highly competitive first round of cap-and-trade financing awarded through the Affordable Housing and Sustainable Communities Program to only 28 housing and transit-friendly infrastructure projects statewide. Trailblazing developments such as West Gateway Place were selected based on their projected contribution to help fight climate change by reducing greenhouse gas emissions by an estimated 723,286 metric tons – the equivalent to taking 140,483 cars off the road for one year, saving 81 million gallons of gas – the same as if all residents of Citrus Heights and Newport Beach did not drive for one year.
