Senior, Family Low-income Housing in Claremont, CA
LA multigenerational affordable housing, resident services
Built in 2011, Courier Place is an award-winning affordable housing community in Claremont, CA. This multigenerational community provides housing both for workforce families and active seniors. Multigenerational living is an increasingly popular lifestyle concept based on the idea that the blending of families and seniors builds a stronger community and offers a lifestyle that enhances health and happiness in Los Angeles County.
Courier Place’s unique design concept allows seniors the continuous option to integrate with or enjoy quiet separateness from residents with families. For instance, seniors have their own separate building where they can find respite and quiet conversations in the community kitchen and common sitting areas. Or, they can interact in the family community center, playground, pool or patio dining areas with families and children living in the property’s neighboring buildings.
The three-story senior building also features an elevator, a third-floor outdoor roof deck, and hallways lined with handrails for added safety. The two-story recreation space – that includes a kitchen, computer center, library and outdoor roof deck patio – encourages activities and socialization among seniors. Onsite services create programs designed especially for seniors – including technology classes to help them keep in touch with friends and family.
Family apartments encompass two buildings, one of which is non-smoking. Like the seniors building, community areas are designed around the needs of each. For example, the tot lot portion of the common areas is situated at the edge of the central common area core closest to the family buildings, so parents can visually monitor their children from their home and playground noises are minimized for seniors.
Each apartment home features modern architecture and a private balcony/patio. Jamboree’s Community Impact Group provides programming designed to bring families and seniors together. Courier Place is a transit-oriented development located adjacent to the Metro line with 350+ daily bus or Metro rides within a half mile. The walkable community is also near the Claremont Transportation Center, less than one-quarter mile from downtown Claremont Village and caddy-corner to the Claremont Colleges.
Jamboree worked closely with the City of Claremont on the financing, design and implementation of this innovative property that provides award-winning affordable housing to seniors and workforce families. This partnership will ensure that the community remains affordable for the long-term.
L.A. County Multigenerational Workforce Community
Claremont award-winning senior, family affordable housing
Courier Place is one of only a few affordable, multigenerational, multifamily housing developments in California. Located in Claremont, it is also Jamboree’s first multigenerational property and the first affordable, multigenerational project developed by the Los Angeles County Housing Authority. Local officials took a bold position to support this development. Jamboree went the extra mile in reaching out to residents – a very active citizenry – listening intently to and aligning with the priorities of city staff and residents. Claremont City Council’s 5-0 approval of Courier Place underscores the value of a strong public/private partnership in the development of affordable housing, especially in an infill site surrounded by existing neighborhoods.
Courier Place was developed with a multi-layered combination of funding, including first-time financing for a Jamboree community utilizing City of Industry Funds. In the face of challenging, budgetary times, they were committed to make Courier Place a reality and a long-term success.
The result is an award-winning, innovative community that meets the needs of seniors and families and features a pool, community center, patio, and playgrounds, as well as services provided by Jamboree’s Community Impact Group that are designed to create engagement between seniors and families.
Courier Place is near the Claremont Transportation Center, less than one-quarter mile from downtown Claremont Village and caddy-corner to the Claremont Colleges.
In Jamboree’s ongoing commitment to sustainability, the property is its first development to achieve a LEED (Leadership in Energy & Environmental Design) for Homes Platinum rating. Courier Place exceeds Title 24 energy-efficiency standards by more than 35%.
With more than a dozen local, regional and national awards for architectural, multifamily, multigenerational and affordable housing excellence, the exemplary green design and construction represents a new standard of sustainability for quality affordable housing. It’s an architectural icon that’s the heart of this university town’s downtown village.
